WEST BAY CLUB MEMBERS, RESIDENTS APPROVE $12 MILLION AMENITY IMPROVEMENT PLAN

Residents and members of The West Bay Club, an 868-acre luxury community in Estero, have approved a $12 million amenity improvement and renovation plan focused on updating and transforming the community’s Bay House activity center, poolside fitness building, dining options and Beach Club ocean-side amenity, as well as The West Bay Club’s Golf House and pub. This approval comes on the heels of a $4 million renovation of The West Bay Club’s Pete Dye championship golf course in 2018 by Fry/Straka golf course architects. Meyers & Associates architects, Clive Daniel Hospitality design, Troon Design, West Bay Golf Club management and a resident-led Renovation Task Force collaborated for nearly a year on the West Bay Vision 2020 plan for these amenity improvements. Crews are expected to begin the first phase of construction this April, beginning with the The West Bay Club’s Golf House and pub and followed in phases by the community amenities. DEANGELIS DIAMOND COMPLETES DECORUM LUXURY APARTMENTS
DeAngelis Diamond has built and completed Knott Realty Group’s Decorum Luxury Apartments located at 9851 Six Mile Cypress Pkwy. in Fort Myers. The 630,000-square-foot multifamily apartment complex has 435 units and features a resort-style pool with private poolside cabanas, pickleball courts, a theater and billiards room, two state-of-the-art fitness areas, dog parks, walking trails, and garages. DeAngelis Diamond has over $1 billion worth of multifamily/senior living construction experience, totaling over 7,500 units. Decorum Apartments is one of DeAngelis Diamond’s 41 multifamily/senior living projects with similar developments currently under construction. Rockledge Flats Apartments in Rockledge, Florida and Marina Bay 880 in Clearwater, Florida, will be completed in early 2021.


NAPLES RESERVE SALES INCREASE

Naples Reserve, iStar’s 688-acre community of Southern Coastal-inspired attached villa, single-family and custom estate homes in South Naples, saw 226 home sales in 2019, up from 172 sales in 2018. Planned for a total of 1,088 homes, Naples Reserve has logged 659 home sales since its 2015 opening and has reached 60% sold. The community’s Phase I has exceeded the 75% sold mark, while Phase II is 45% sold. New amenities will also debut in 2020 at Naples Reserve. Paws Awhile, the community’s second dog park, will open later in 2020 along with the Kid’s Cove playground area. They will join the new community garden at Naples Reserve, where residents are already growing herbs, vegetables and flowers. Still to come in 2020: a garden of fruit trees and a butterfly garden. FORT MYERS BUILDING SELLS FOR $2.225 MILLION

LSI Companies, Inc. brokered an approximately 27,192-square-foot industrial building on approximately 2.66 acres for $2.225 million. The property was purchased by 2129 Andrea Lane, LLC from Southwest Direct, Inc. The property is located at 2129 Andrea Lane, Fort Myers. The seller was represented by Justin Thibaut, CCIM, and Alexis North of LSI Companies, Inc. and the buyer was represented by Bob O’Connor of SVN.


INDUSTRIAL COMPLEX PURCHASED FOR $1.95 MILLION

Midland 1031 LLC purchased a 30,000-square-foot industrial complex on 4.91 acres at 16327-331 Old US 41, Fort Myers, from Tri-State Development LLC for $1.95 million. Brock Rasmussen of Lee & Associates | Naples-Ft. Myers negotiated the transaction.


NAPLES PROPERTY ACQUIRED FOR $1.3 MILLION

Robert Dixon purchased a 3,400-square-foot industrial/storage complex (two buildings) on 1.12 acres at 5800 Taylor Road, Naples, from Midland 1031, LLC for $1.3 million. Jeff Buckler, SIOR of Lee & Associates | Naples-Ft. Myers negotiated the transaction.


FORT MYERS PARCEL PURCHASED FOR $335,000

FORT MYERS FLEX SPACE SELLS FOR $129,000

KAUFMAN LYNN CONSTRUCTION BUILDING SENIOR LIVING COMMUNITY

More than 200 people watched with excitement as Kaufman Lynn Construction (KL) hoisted a beam– signed by hundreds of employees and future residents–atop its new home at Siena Lakes Continuing Care Retirement Community in Naples, an Erickson Living project. KL is working with Erickson Living and the Bessolo Design Group on the senior housing project, which is expected to have 355 one- and two-bedroom independent living units, an adult living section with 35 assisted living beds, and 30 skilled nursing and memory care beds. Resort-like amenities will include a swimming pool, fitness center, multiple restaurants, a theater room, classrooms, a library and an on-site medical center. Kaufman Lynn is managing a team of more than 300 subcontractors and tradespeople working on the site, located at 2775 Orange Blossom Drive in Naples.


STUDIO+ SELECTED TO DESIGN EXPANSION OF GINSBERG EYE

STUDIO+, an architecture and interior design firm, has been selected to complete the design for Ginsberg Eye’s interior expansion and renovation. The design provided by will reinforce Ginsberg Eye’s desire to create a unique patient-focused environment centered on solutions that address individual client needs. In order to increase the capacity of the eye clinic’s exam and procedure rooms, the design team worked together with Dr. Ginsberg and Dr. Tanimoto to create design solutions that focused on quality of care and clinical process. Patient flow played a vital role in assessing design options that would increase the overall patient experience including consolidation of patient check-in and check-out, as well as patient access to the clinical care team. The expanded clinic will reflect the ultra-modern feel of the Ginsberg Eye clinic with clean minimal details and natural finish material selections, according to a press release. When complete, Ginsberg Eye will continue to serve patients as a boutique patient-centered ophthalmology practice in Naples. Partners for the project include Select Structural, Jenkins Maag, and Made in Rio, Inc.

Dr. Stephen Stohler leased 1,593 square feet of office space from 3371/3785 Airport Road, LLC located at 3775 Airport Road, Suite B. Patrick Fraley, CCIM of Investment Properties Corp. represented the tenant and John Paulich of Jassy Real Estate Investments represented the landlord.


Gilgan Family Holdings Corp. leased a 1,500-square-foot industrial space in Collier Park of Commerce at 2960 Horseshoe Drive S, Suite 200, Naples, from Helios Colliers, LLC. Dave Wallace, CCIM, SIOR and David Wallace of CRE Consultants negotiated the transaction.

Four real estate management and development professionals with ties to the transformation of Naples’ Fifth Avenue South have launched a new organization—ADG4. Premier Sotheby’s International Realty has promoted Nicola Lutgert to chief marketing officer. In this role, she will be responsible for all marketing initiatives of the company’s 40 offices from Southwest Florida to North Carolina. Lutgert will oversee promotions, advertising, creative services, digital media and communications. She joined the brokerage in 2015 as vice president of marketing. A real estate and development industry veteran, Lutgert previously served as director of marketing for London Bay Homes. Her marketing background also includes work with national brands such as HGTV and American Express. Lutgert was named Marketing Director of the Year by the Collier Building Industry Association and has been honored on the 40 Under 40 lists by both the Business Observer and Gulfshore Business.


Clive Daniel Home has appointed John G. Whitman III as the company’s new vice president of interior design. The industry veteran brings to his new position more than 25 years of achievements in product design for the home furnishings industry as well as luxury interior design. He will be working between both Clive Daniel Home locations in Naples and Boca Raton, as he leads in the management of the firm’s 60 interior designers. NCIDQ Certified and licensed in both Florida and Georgia, JW has earned praise and awards for crafting interior and exterior designs for residential, hospitality, retail, marine and commercial applications. The native Floridian earned his Bachelor of Fine Arts in Interior Design from Ringling School of Art & Design in Sarasota. Professional affiliations include membership in ASID plus a list of regional and national design awards, including 2000 Dream Home Best of Show for Tampa market, Sand Dollar awards from CBIA, Pinnacle awards from LBIA and a national Aurora award.

Daniel Wayne Homes, Builders Without Borders support veteran organization

Dan Dodrill, president of Daniel Wayne Homes, Inc., helped construct a 7,000-square-foot covered riding arena and stables at the Miles Ranch for the Miles of Smiles Foundation through a local organization, Builders Without Borders, Inc. Previously, the Miles of Smiles Foundation operated without shelter and had only a small barn that had been damaged by Hurricane Irma. The Miles of Smiles Foundation was founded in 2007 by Keith and Gail Doxie in memory of their son, Miles Doxie, who was tragically killed in a car accident two weeks before he was to leave for training in the U.S. Air Force. The couple created Miles Ranch after his passing and now offer equine-assisted psychotherapy and learning programs for returning veterans at their 20-acre ranch to help them cope with post-traumatic stress disorder. They also provide support for veterans’ families, all at no cost. Builders Without Borders, Inc., a local organization Dodrill co-founded, helped arrange the build. The volunteer-run non-profit helps provide support and structures such as schools and youth centers for missionaries in Uganda, Rwanda, Burundi, Haiti, and beyond. They also assist with projects locally.
